Mosh’s planning team contacted us about a house in Kenley where a front extension had been built without planning permission. The council asked for a retrospective application within 14 days, so the drawings had to be turned around quickly and clearly show:

  • The pre-existing house (before the front extension)
  • The existing house (with the front extension)

How we captured the site

For the measured survey we used:

  • A Disto laser to capture internal and external dimensions
  • A tablet + CAD workflow to record measurements straight into our drawing setup
  • A full set of internal and external photos

At first, the owner was unsure about internal photos and video, but our surveyor was able to gain permission to do a full internal 3D scan. Because the property sits in a drone no-fly zone, we could not fly a drone, so the surveyor took higher-level photos from the street to give the design team and planners a proper view of the building in context.

All of this data was then pulled into our CAD system to build accurate floor plans, elevations, sections and roof plans.

Drawings, planning focus and revisions

From the survey, we prepared two full drawing sets:

  • Pre-existing plans, roof plan and elevations (before the front extension)
  • Existing plans, roof plan and elevations (with the front extension in place)

We also:

  • Used a single site plan and location plan for both sets
  • Highlighted site boundaries in red and labelled road names, as requested
  • Tagged the additional front room clearly so the case officer could see exactly what had changed

Jacob from the planning team sent detailed feedback about how the drawings would be read by the council. Based on his notes, we:

  • Removed an unnecessary blue outline from the site plan
  • Tidied the location plan to avoid extra outlines that might confuse the officer
  • Clarified circulation between floors where needed
  • Added matching elevations and a roof plan to the pre-existing set so both sets were consistent

Each round of edits was issued as a rev set (Rev001, etc.), so everyone could track changes clearly before submission.

Final delivery

Once the remaining 50% balance was paid, we removed the watermarks and released:

  • Final pre-existing and existing PDFs
  • Final DWG files
  • A 3D viewing link for the internal scan
  • Site photos and supporting files
  • A payment receipt and download link for everything

Mosh and Jacob now have a clean, planning-ready package that clearly shows the house before and after the front extension, backed by accurate survey data and a 3D record of the interior.
