Residential Property Measured Survey & As-Built Drawings – Wembley

Results at a Glance

Coordinated measured building and topographical surveys into one drawing set

Updated plans/sections to include missing steps, thresholds, and level changes

Captured garage-specific details, including structural box-outs and a void above the garage

Issued final CAD and PDF drawing files with supporting site photographs

The Challenge

The client needed a measured survey of a residential property in Wembley, including the house (with accessible loft space) and the grounds, with plans and a typical section, plus supporting photographs to help interpret the drawings. The brief also required the site information to be captured accurately enough for onward use in design software workflows, with CAD files provided in a standard 1:1 metric scale.

Part-way through coordination, it became clear that datum/level information was required, which meant a separate topographical survey was needed to support the drawing set. Timing was also a factor, as the client needed the surveys amalgamated and issued promptly once both visits were completed.

Following the first draft issue, the reviewing architect identified several specific omissions (including porch and rear exit steps, an internal lobby step and level relationship at the WC/entrance, garage box frames, and clarification of the garage height/ceiling condition), requiring a focused revision pass before final release.

Our Solution

We scheduled and completed the measured building survey visit, confirming the required drawing scale and capturing photographic documentation to support the drafting and later review. When the requirement for datum levels was raised, we arranged an additional topographical survey and confirmed that the topo information would be coordinated with the measured drawings before issue.

After internal checking, we issued a complete draft drawing pack for review. The reviewer then provided a clear snag list covering missing external and internal steps, section details at the entrance/WC level relationship, and unshown elements within the garage. We updated the drawing set accordingly, revising the ground floor plan, relevant sections, and garage annotations to reflect the requested items and improve clarity.

Once the amended pack was confirmed as correct and complete by the reviewer, we released the final files for handover in the agreed formats.

What We Delivered

Measured existing floor plans (including entrance/lobby level changes and steps)

Existing elevations of the property (as required for an as-built pack)

Typical section drawing, including the garage area and void condition

Topographical survey information coordinated with the drawing set (datum/levels)

Boundary and site context captured for the grounds (survey-based)

Garage detail updates, including structural box-outs and clarified height notes

Draft pack for review and a revised “Rev001” issue incorporating snag corrections

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required scope for a measured survey of the house and grounds, including a typical section and photographic documentation. We also confirmed CAD delivery in standard 1:1 metric scale to support onward use within design software workflows, ensuring expectations were aligned before booking the site work.
On-Site Survey
Our surveyor attended site and captured internal and external measurements required for existing drawings. Photographs were taken across relevant areas to provide visual references during drafting and review, supporting accurate interpretation of level changes, thresholds, and key details across the property.
Cross-Checking Before Leaving
When datum levels were confirmed as a requirement, we arranged a separate topographical survey covering the full site. We then coordinated the topo information with the measured building outputs so the final drawing set reflected both building geometry and site level information in a consistent, aligned pack.
Turning Survey into Plans and Elevations
We issued a draft drawing pack for review and received targeted feedback on missing steps, section-level relationships at the entrance/WC, and garage details. The drawings were amended to include the requested elements, updating plans and sections and strengthening garage notes so the pack was complete and clear.
Draft Review and Final Handover
After the amended drawings were confirmed as correct, we completed final checks and released the final files. The handover included CAD and PDF drawing outputs alongside supporting site photographs, providing a clean, coordinated as-built set ready for the client team’s next project stage.

Results & Impact

The project concluded with an approved, coordinated set of existing (as-built) drawings aligned to both the measured building survey and the topographical survey information. The final issue incorporated the requested corrections to steps, levels, sections, and garage details, enabling the client team to move forward with confidence using consistent CAD and PDF outputs supported by site photographs.
