The Challenge

The client needed a measured survey and existing drawings to support an eventual planning application for a residential property in Tonbridge, Kent. Access arrangements required coordination with the local estate agent, including key collection and return, with survey timing dependent on agent availability.

In addition to a full measured survey, the brief included capturing specific dimensional information such as ceiling heights and doorway heights. Externally, the scope needed to cover the carport, garage and side access so that the drawings accurately reflected the property’s current form and constraints.

Our Solution

We confirmed the survey slot and shared the surveyor’s arrival window and contact details, ensuring the agent had clear expectations for access and key handover. Ahead of site work, we confirmed the purpose of the survey so the drawing outputs matched the intended planning-use context.

The survey was completed successfully, covering internal spaces (including the garage) and the required external areas. We then moved into drawings production, working to the agreed turnaround, and followed this with an internal quality assurance review to check consistency, completeness, and measurement integrity before issuing the draft pack for review.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required services (measured survey and existing drawings) and clarified the survey purpose (to support an eventual planning application). The scope included internal areas, garage, and the external elements such as the carport and side access, plus specific height requirements.
On-Site Survey
We agreed an available survey slot and coordinated access through the estate agent, including key collection and return. The client was provided with the surveyor’s contact details and arrival window, ensuring a smooth visit without delays or missed access.
Cross-Checking Before Leaving
The surveyor completed a full measured survey of the property, covering internal spaces and the required external areas. Measurements included key internal dimensions such as ceiling heights and doorway heights, supporting accurate as-built documentation for onward design and planning preparation.
Turning Survey into Plans and Elevations
Survey data was converted into an existing drawings pack, then checked through an internal quality assurance phase. This review focused on completeness, measurement consistency, and drawing clarity before issuing the draft set for the client’s review.
Draft Review and Final Handover
We issued the draft drawings pack for review and then completed the final issue once confirmed. The final handover included CAD (DWG), PDF drawings, and site photographs, providing a dependable baseline record of the property for the next project stage.
