The Challenge

The client needed planning drawings for a new garden room at a residential property in Walton-on-Thames, including a clear set of elevations and a plan layout suitable for submission. The proposal also needed to reflect a constrained plot shape, with the building positioned as close to the rear and side boundaries as practical.

During the coordination, the client requested several design refinements—wall thickness assumptions, overall heights, door heights, and updates to openings (including enlarging and centralising bifold doors). There was also urgency around receiving the latest PDFs quickly, plus clarification required on why a side dimension was not taken to the full extent previously discussed.

The key technical constraint was demonstrating boundary-aware placement while keeping the proposal realistic, including allowances for elements such as roof overhang at the boundary line

Our Solution

We confirmed the dimensional basis and construction assumptions early (external dimensions, wall thickness, and stated internal/external heights), then prepared the proposed plan and elevations accordingly. We incorporated the client’s material notes where provided (e.g., cladding intent) and maintained consistent door height references across relevant elevations.

For the site positioning, we used an OS-based boundary reference and explained the practical implications of setting the building tight to the boundary—particularly where a visible gap is required to accommodate roof overhang. Where the requested siting created pressure on fit, we flagged that minor changes (dimension tweaks or slight rotation) might be required to keep the proposal within the boundary.

Revisions were issued in labelled sets (including “Rev001” and “Rev002”), and we supplied both DWG and PDF outputs to support the client’s workflow and improve download/access clarity.
