Was this project typical or cherry-picked? Typical. We get this kind of brief from architects every week. Larger or more complex sites cost more proportionally; small flats less. The honest answer is we'll send you a fixed quote within one working day, and you'll know the number before we lift a tape.

The actual drawings

The drawings we delivered. Not a portfolio cherry-pick.

Real drawings, not portfolio cherry-picks. Your project gets the same care, whatever the size.

Standard, on every job

Three things most surveyors charge extra for. We don't.

Site photography

110+ photographs from the visit. Every elevation, every room corner, every quirk. Searchable in the handover pack, so your design team can verify a detail without driving back to site.

Internal video walkthrough

A full-property video walk recorded on the survey visit. Useful when you're refining a scheme and need to remember which way the joists run, or whether that wall was render or rendered brick.

Point cloud model

The raw scanned point cloud, supplied alongside the CAD drawings. Useful if you're working in Revit, or if you want to verify a measurement we didn't dimension explicitly.

The "clear brief" discount

20% off proposed drawings — when you tell us the plan from the start.

We can move faster when we know exactly what you want to draw. So we pass the saving on. No upsell, no upgrade tier — just less back-and-forth, lower cost.

This client had a sketched intent and a target use class. That meant the proposed drawings took half the iterations they would have otherwise. Total saving: £84.

What counts as a clear brief?

A sketch, hand-drawn or otherwise — even a napkin works

An existing planning drawing or planning officer’s pre-app feedback

A written description of the intent (room counts, key moves, target use class)

Reference images for fenestration, materials, or styling

Plan Your Floors

In 6 Easy Steps

Receive Requirements

We start with receiving your project with brief discussion and understanding requirements.

Do Site Survey if Needed

If you don't have any survey drafts, we have to conduct a site survey and prepare the drawings.

Draft First Design

After completing the draft design, we will show it to you for further changes if needed.

Receive Client Feedback

If any changes/amendments needed, we will prepare 2-3 changes for free. For the 4th change charges are applicable.

Final Drawing on Feedback

After the changes/amendments, we will then show you the final drafts and submit the invoice for the CAD files and PDFs.

Deliver Project

After confirming the final payment. We will then submit you the DWG file as well as the PDFs. We are happy to work with you again soon.

Your project

If the rates work for you, tell us what you've got coming up.

We’ll put together a fixed quote within one working day. Same itemised structure as the example above — survey, existing, proposed, total inc VAT, turnaround in working days.

Frequently Asked Questions

Was this project typical, or did you pick the easiest one to show off?

Honest answer: it’s typical of the 3–4 bed residential work we do most weeks. Larger or more complex sites cost more proportionally; small flats less. The pricing logic is consistent — base survey + per-drawing rate + scope-specific extras. Whatever your project is, the quote will be itemised the same way.

Two main differences. First, we usually need a full day on site (sometimes a day and a half for properties over 300 m² with outbuildings). Second, the proposed drawings often involve multiple separate elements — a side extension AND a garage conversion AND a new outbuilding, for example. We quote each element line-by-line so you can phase the project if budget requires. Larger plots also frequently need a topographical survey alongside the building survey — we can combine both on the same site visit.

That’s fine. Many practices use us for measured surveys only and draft in-house. The £340 line above is the standalone survey figure for a property this size. You get the photos, video, point cloud, and a clean set of dimensioned sketches — your team takes it from there.

We work on residential up to about 800 m² and commercial/mixed-use up to about 2,000 m². Above that, we’ll have a 10-minute call to scope it properly. Pricing scales linearly with scope until the project hits “multiple visits required” territory — then we quote it as a package.

Revit deliverables are available on every project — add ~15% to the existing-drawings line for a clean Revit model with shared parameters, or supply your office template and we’ll match it exactly. The point cloud is supplied in either case.

For Surrey, London, and the home counties: typically 2–3 working days from confirmed quote. Further afield (Bristol, Birmingham, Manchester): 5–7 working days. We’ll give you the actual booking date with the quote, not “asap”.

No. We work on a strict no-direct-contact basis with end clients — the engagement is with you, the quote is to you, and the drawings come to you. Standard NDA on request. We’ve done this for 60+ UK architecture practices and have never been the reason a client got poached.
