The Challenge

The client needed a measured survey and a set of existing/as-built drawings for a residential property in Wembley. A key constraint was that loft works were underway and parts of the first floor were still under construction, meaning some elements were not fixed or clearly indicated at the time of survey and drafting.

The project also required clear coordination around the site visit timing and access, followed by a structured review cycle with an architectural team providing annotated feedback on the draft pack. The drawings needed to reflect what could be confirmed on site, while transparently noting any areas where locations (such as stairs, doors, or windows to the first floor) could not be verified due to ongoing construction.

Our Solution

PlanCraftDaily arranged the site visit and completed a measured building survey focused on capturing the property’s current conditions as they existed at the time of inspection, including the areas impacted by live construction. Using the site measurements, we prepared an initial draft drawing pack and issued it for review so the architect could confirm requirements and provide mark-ups.

Following the client’s feedback, we updated the drawings and re-issued a revised draft pack. The revision included drawing notes highlighting the specific limitation encountered on the first floor, where there was no clear indication of stair, door, or window locations because that level was still under construction. Once revisions were completed, we issued the final drawing set in both PDF and CAD format, together with the project photographs.

The Process

Agreeing Scope, Fee and Friday Access
We gathered the project brief and confirmed that the survey needed to capture everything currently existing on site, including areas affected by ongoing loft works. We also confirmed any special considerations and set expectations that some first-floor details might not be identifiable while construction was in progress.
On-Site Survey
We coordinated the site attendance window and requested a site contact for smooth access on the day. This ensured the survey could proceed efficiently and safely, with a clear point of contact available to support entry and answer any basic site questions as needed.
Cross-Checking Before Leaving
Our surveyor attended the property and recorded measurements of the accessible built form and existing conditions at that time. Where construction prevented confirmation of specific element locations on the first floor, we captured what could be verified and flagged areas requiring caution during drafting.
Turning Survey into Plans and Elevations
We produced a draft drawing pack from the measured survey data and issued it for review. The architect returned annotated comments, enabling a clear, traceable revision cycle focused on accuracy, presentation, and alignment with the client’s expectations for existing/as-built documentation.
Draft Review and Final Handover
We updated the drawings in line with the feedback and included drawing notes stating the first-floor limitation (no indication of stair/door/window locations due to construction). We then issued the final outputs in DWG and PDF format, alongside site photographs for reference.
