The Challenge

The client needed existing (as-built) drawings for a residential property in Upminster, including 2 floor plans, 1 roof plan, 3 elevations, and drawings of a home office outbuilding. Access was a key constraint because the property was HMO tenanted, requiring coordination with the landlord/tenants and clear arrival windows.

During the initial site visit, the outbuilding was locked and the tenant was not aware of any access arrangements. Although the surveyor gathered as much information as possible from external observation, the team identified that a full set of measurements for the outbuilding was still required to complete the drawings accurately.

Our Solution

Once the missed outbuilding measurement was identified, we took responsibility and arranged a revisit at no additional charge, coordinating alternative dates and times through the client to secure access.

With the outbuilding captured, we updated the drawing pack and issued a draft set for review that included the outbuilding plans. After confirmation, we finalised the complete as-built package and issued the deliverables in CAD and PDF formats, alongside the site photographs.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the property address and agreed the required existing drawing outputs: two floor plans, a roof plan, three elevations, and the outbuilding. The client flagged the property’s tenancy situation, so the workflow was set up around agreed arrival windows and clear access arrangements.
On-Site Survey
An on-site visit was booked with a defined arrival window and shared with the client for landlord/tenant coordination. Because the property was HMO tenanted, access needed careful handling. We stayed in contact to confirm timings and ensure the survey could proceed smoothly on the day.
Cross-Checking Before Leaving
The surveyor attended and captured the main building measurements needed for the existing drawings. An access issue arose when the outbuilding was found locked and the tenant was unaware of arrangements. We recorded what we could externally and promptly escalated the access gap to plan a revisit.
Turning Survey into Plans and Elevations
We began drafting the as-built pack and issued a draft set for review. In parallel, we arranged a revisit to complete the outbuilding measurement, coordinating alternative dates through the client. Once access was confirmed, the outbuilding was captured and the draft pack was updated to include it.
Draft Review and Final Handover
After the draft review stage, we finalised the drawing pack and issued the deliverables in CAD (DWG) and PDF formats, together with site photographs. The completed set provided a clear existing record of the main building and outbuilding, ready for the client’s next project stage.
