The Challenge

The client needed a CAD measured survey and a set of existing (as-built) drawings for a ground floor flat in Norwood, South London, including a floor plan, roof plan, two elevations and a long section.

The property was occupied by tenants, so access and timing had to be coordinated carefully to minimise disruption. The client also queried whether an existing agent/lease-style plan could be used, but it was confirmed that a site survey was still required because the document was not a scaled plan suitable for accurate CAD production.

There was also limited access to the full building, with no access to the upstairs flat. This meant the survey approach needed to account for partial access while still capturing the required external information for elevations/overall height references and producing a usable drawing pack.

Our Solution

PlanCraftDaily scheduled a site visit window that worked around tenant availability and the client’s walkthrough. Our surveyor attended site and carried out a measured survey of the accessible areas, capturing the information needed to produce the requested plans, elevations and section, while working within the access constraints.

Following the survey, the drawings were produced in CAD and moved through an internal quality assurance phase. This ensured key elements across the pack aligned (plans, elevations and section), and that the drawings met our drafting standards before being shared.

A draft drawing pack was then issued for client review. After confirmation, the final set was released including the CAD file, PDFs and project photographs, providing the design team with consistent as-built information to work from.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required existing drawing outputs for a ground floor flat: one floor plan, one roof plan, two elevations and one long section. We also clarified access constraints (occupied property and no access to the upstairs flat) and aligned expectations on what could be produced from a measured survey.
On-Site Survey
A survey slot was arranged with a clear arrival window and approximate on-site duration. The client coordinated tenant access and confirmed practical details for entry. This ensured the survey could be completed efficiently while allowing the client time on site for their own walkthrough.

We produced the drawing set in CAD and ran an internal quality assurance review to check consistency across plans, elevations and section. This step helps reduce coordination issues by ensuring key dimensions, levels and relationships between views align before anything is issued externally.
Draft Review and Final Handover
A draft PDF pack was issued for review, then the final drawing files were provided once feedback was resolved. The final handover included the complete DWG CAD file set, PDFs and site photographs, allowing the client team to proceed with confidence using a consistent as-built baseline.
