The Challenge

The client needed a measured survey and existing/as-built drawings for a residential property in Borehamwood to support building regulations work and a potential planning submission. The requested scope included floor plans, a roof plan, all elevations, and two sections, plus an overall measured site plan showing the main building footprint, outbuilding, and basic curtilage information (including items such as rainwater and soil pipes, manholes, trees, and pavement details to the front).

During the review stage, the client provided mark-ups and noted a discrepancy in roof slope detail compared with previous information. There was also a site constraint: access limitations meant the side condition near the extension line could not be confirmed with certainty on the day.

After revised drawings were issued, the client highlighted that the overall plan with the site plan and outbuilding was missing, despite being required for the project. The priority became correcting the omission quickly while also addressing the outstanding elevation queries.

Our Solution

We confirmed the required drawing set upfront and coordinated site access for the survey visit. Following the site work, we prepared a draft drawing pack for review, then incorporated the client’s annotated comments and the reference elevation information they supplied (including roof-slope detail) to refine the drawings.

Where site constraints limited certainty (for example, the unusually tight side condition), we flagged this clearly in the revision notes so the design team understood what could and could not be verified from available access during the survey.

After the revised pack was delivered, we responded to the feedback regarding the missing site plan by updating the overall plan to include the site plan and outbuilding, as originally agreed. We also addressed the additional questions raised by phone about elevations and reissued the updated drawings so the client could proceed with a complete, consistent as-built set.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required outputs and the purpose of the survey-based drawings, including the need for an overall measured site plan with the outbuilding and key curtilage items. We also noted the required plans, elevations, and two sections, plus any specific details the client wanted captured.
On-Site Survey
We coordinated a survey date and clarified access arrangements in line with data protection requirements. The survey visit was planned with a named contact for access, ensuring the surveyor could reach all required internal areas and gather the information needed for the measured drawings and site plan.
Cross-Checking Before Leaving
