Semi-detached House Measured Survey & Existing Drawings – Watford

Results at a Glance

Full existing drawing set produced from an on-site measured survey

Draft pack issued for review, then final DWG/PDF files released

Loft space captured despite restricted access, with key heights recorded

Follow-up dimensional query resolved quickly to keep design work moving

The Challenge

The client team needed a measured building survey and a complete set of existing (as-built) drawings for a semi-detached house in Watford to support the next design stage. The required package included two floor plans, a roof plan, three elevations and one section cutting front-to-back, including the loft space.

Coordinating access was a key constraint. The survey had to fit around family availability, and during the site visit the loft hatch was jammed, preventing full access to the roof void. A rough loft height was taken on site (approximately 3.8m) to ensure the section could still be progressed without delaying the wider drawing set.

Our Solution

We scheduled the on-site visit for 29 October with a confirmed arrival window and named surveyor, then completed the measured survey across the property. Where access was restricted at loft level, we captured what was possible safely on the day and recorded an approximate loft height to support drafting.

Following the survey, we produced the requested existing drawing package: measured floor plans, a roof plan, elevations showing a portion of adjoining properties, and a front-to-back section including the loft. A draft PDF pack was issued first for review.

After review, we finalised the drawing set and supplied the agreed outputs, including CAD and PDF files and site photographs. A later design-stage query (the height of the neighbouring extension shown on the rear elevation) was clarified as approximately 3225mm, allowing the architect to update the elevation confidently.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required existing drawing package in writing, including two floor plans, one roof plan, three elevations and one section including the loft. Access expectations and any constraints were discussed early so the survey could be planned around availability and site conditions.
On-Site Survey
A site visit was arranged with a named surveyor and arrival window. Timing was agreed to suit the occupants, with no special preparation required beyond providing access on the day. This ensured a smooth visit and clear point of contact for any on-site questions.
Cross-Checking Before Leaving
The surveyor measured the property and captured the information needed for plans, elevations and the section. The loft hatch was jammed, restricting access; however, a rough loft height (approx. 3.8m) was recorded so the section could still be developed reliably.
Turning Survey into Plans and Elevations
Survey data was converted into CAD drawings covering the full requested set. A draft PDF pack was issued for review so the client team could check key elements and confirm the drawings aligned with the brief before finalisation and release of the final files.
Draft Review and Final Handover
After review, we issued final DWG and PDF drawings alongside site photographs. We also supported the team with a follow-up dimensional query during design development, confirming the height of the neighbouring extension as approximately 3225mm for accurate updating of the rear elevation.

Results & Impact

The project concluded with a complete set of existing drawings based on an on-site measured survey, delivered in both CAD and PDF formats with supporting photographs. Despite loft access being restricted during the visit, key information was still captured to progress the section, and a subsequent dimension query was resolved to keep downstream design work accurate and aligned.
