The Challenge

The client needed a measured, survey-based floor plan for a one-bedroom flat in Melksham to support a lease extension valuation process. They already had the title deeds but did not have an up-to-date plan, and local surveyor availability had been difficult to secure.

Access needed to be coordinated via the client’s tenant and management company, with a specific weekend slot agreed to minimise disruption. During delivery, it also became clear that the property extent was not as initially assumed: the client’s flat related to the ground floor only, while the upper floor formed part of a neighbouring address and was outside the survey scope.

Our Solution

Following the survey, we prepared an existing drawing as a ground floor plan based on site measurements. A draft plan was shared first so the client could review before release of the final drawing pack.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the client’s purpose (lease extension valuation support) and the required output (existing floor plan). We also noted access would be via a tenant, so coordination needed to work around availability and agreed arrival windows to ensure the survey could be completed efficiently.
On-Site Survey
A suitable survey slot was arranged and confirmed, including an agreed arrival window. We provided the surveyor’s details to help with on-site coordination and requested a contact number in case access or entry needed quick clarification on the day.
Cross-Checking Before Leaving
Our surveyor attended and completed a measured survey of the flat. The survey captured the information required to produce a reliable, survey-based existing floor plan, with the visit completed in line with the agreed access arrangements.
Turning Survey into Plans and Elevations
We converted site measurements into a CAD drawing and issued a draft ground floor plan for review. During this stage, the property extent was clarified, confirming that only the ground floor related to the client’s address and should be included in the final drawings
Draft Review and Final Handover
After review, we finalised the existing ground floor plan and issued the completed drawing pack in the required formats. The final deliverables included a PDF plan for easy sharing and a DWG file suitable for professional workflows.
