The Challenge

According to a document from June 2025, the client needed pre-existing, existing, and proposed drawings for a residential property in Kenley to support a retrospective planning submission within a tight deadline. The project centred on a first-floor front extension above the main entrance porch, with the affected area sketched onto the first-floor plan by the surveyor.

During review, the planning team requested several clarity improvements to strengthen the submission pack. These included removing a proposed-development outline from the site plan, confirming whether an outline on the location plan was necessary, and clarifying internal circulation between floors. They also asked for an additional section through the existing added room and clear room tagging to explain its intended use.

Our Solution

PlanCraftDaily prepared coordinated drawing packs covering pre-existing and existing conditions, then developed proposed drawings for the first-floor front extension. The packs included floor plans, roof information where required, elevations, and a section, supported by site and location plans.

Following the planning reviewer’s annotated feedback, we revised the title block, updated labels, and issued a Rev001 set for both pre-existing and existing drawings. We then aligned the site plan and location plan across both sets, highlighting boundaries consistently and ensuring road names were clearly shown. Additional updates addressed the request for clearer depiction of the existing added room across plans/elevations/section, plus room labelling and improved readability for submission.

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required submission drawings across pre-existing, existing and proposed sets, including plans, elevations, sections, and site/location plans. The scope focused on a first-floor front extension above the entrance porch, with additional requests to show and label an existing added room clearly.
On-Site Survey
A site visit was completed to capture the information needed to produce measured drawing outputs and supporting photographs. The surveyor noted the extension area on the first-floor plan to ensure the affected portion of the building was clearly carried through into the drawing production stage.
Cross-Checking Before Leaving
We produced draft PDF packs for review, covering pre-existing, existing and proposed drawings as scoped. These drafts enabled the client team to check title block details, room labels, and how the extension and the existing added room were represented across plans, elevations and sections.
Turning Survey into Plans and Elevations
Following annotated feedback, we issued revised drawing sets (Rev001) and coordinated the site and location plans across both pre-existing and existing packs. Updates included removing unnecessary outlines, improving boundary and road-name clarity, adding room tagging, and addressing circulation and section requests.
Draft Review and Final Handover
After the final review cycle, we issued the completed drawings as final files, including the agreed CAD and PDF deliverables and supporting photographs. The handover ensured the drawing packs were consistent, clearly labelled, and suitable for inclusion within the planning submission workflow.

Results & Impact

The client received a complete, submission-ready drawing pack covering pre-existing, existing and proposed information for the first-floor front extension. Updates improved consistency across drawing sets and clarified key planning queries such as circulation, room use, and how the existing added room should be interpreted by the case officer. Final files were issued without watermark and included the agreed drawing outputs.
