Residential Measured Building Survey & Existing Drawings — South Woodford, East London

Results at a Glance

Delivered a full 1:100 existing drawing pack (plans, elevations and section) ready for design/planning use

Included neighbour context (approx. one-third of both adjoining properties) and side-window relationships

Incorporated boundary features and site level changes as requested (walls, fences, vegetation and step-downs)

Issued clean final PDFs plus DWG and site photographs after a structured draft-review cycle

The Challenge

The client needed a full set of existing drawings for a residential property in South Woodford, including a ground floor plan showing all boundaries, loft/upper level information, roof plan, front/side/rear elevations and a section through the building. The architect also requested that the drawings show neighbouring context (around one-third of each side), any side windows facing the subject property, and drawing-sheet conventions suitable for submission and coordination.

The brief included specific presentation requirements: 1:100 scaled PDF sheets with title block information, north points, scale bars, and registration crosses so each plan could be accurately aligned above the one below. In addition, the client requested that levels across the property (including external level changes) were reflected on the plans and elevations, without commissioning a full topographical survey.

Our Solution

We scheduled an on-site measured building survey and produced an initial draft drawing pack covering the requested plans, elevations and a section. The drawings were set up at 1:100 and formatted as sheeted PDFs to support coordination, review and onward submission.

Following client feedback, we revised the drawings to incorporate specific amendments: boundary elements (front garden wall, rear fence and vegetation), removal of an incorrect driveway note, and the addition of adjacent roof outlines on the roof plan. We also corrected details in elevations/section (including brick panel representation beneath side bay windows) and added section information such as floor thicknesses. Lastly, we updated the drawing graphics to match the architect’s scale-bar preference and prepared clean “final” outputs without draft overlays.

What We Delivered

1:100 Existing Ground Floor Plan including boundaries and external features

Upper level plan(s) including loft/roof-space information (as requested)

Existing Roof Plan including adjacent roof outline/context

Existing Front, Side and Rear Elevations including relevant neighbour/side-window relationships

Existing Section through the building including key construction information (e.g., floor thicknesses)

Sheeted PDF setup with north points, scale bar, registration crosses and title block information

The Process

Agreeing Scope, Fee and Friday Access
We confirmed the required outputs and drawing conventions: 1:100 sheeted PDFs, north points, scale bars, registration crosses and title block information. The scope included plans, elevations and a section, plus neighbour context (around one-third of adjoining properties) and visibility of side windows facing the subject property.
On-Site Survey
An on-site measured building survey was scheduled and coordinated with the client team to ensure smooth access. The survey scope covered internal and external measurement sufficient to produce accurate plans, elevations and a section, alongside boundary features and relevant external context needed for neighbour relationships and roof outline information.
Cross-Checking Before Leaving
Our surveyor captured the necessary dimensions and site observations to support scaled drawing production. This included the building form, openings visible from elevations, boundary elements, and notable external level changes across the plot (where observable) to allow the drawings to reflect practical site conditions without undertaking a full topographical survey.
Turning Survey into Plans and Elevations
We produced the draft drawing pack in CAD and formatted it into 1:100 PDF sheets with consistent layout and referencing. An internal quality check ensured that plans aligned across sheets, key annotation standards were met, and the pack included the required set of drawings before issuing for client review.
Draft Review and Final Handover
Client and architect feedback was actioned, including boundary additions, roof-context updates, corrections to elevation/section details and the preferred scale-bar length. We then prepared clean final outputs (removing draft overlays) and issued the completed deliverables as PDFs and DWG, alongside site photographs.

Results & Impact

The final package provided a coordinated set of existing drawings in both DWG and 1:100 PDF sheets, supported by site photographs. With neighbour context, boundary features, key level changes and corrected architectural details incorporated, the architect had a dependable base set of as-built information to progress design work and compile a submission-ready drawing set.
